New restaurant opens in Hillcrest

Trust restaurant just opened on the ground floor of architect Jonathan Segal’s new “Mr Robinson” lofts on Wednesday, February 10. The 2,700-square-foot space has a large, shaded patio facing Park Boulevard (which looks like it’ll be a good neighborhood brunch spot) and a midcentury interior designed by Joanee Levreault of JEL Design and the Trust Restaurant Group. Brad Wise, who ran the kitchens at Jrdn and Cannonball, developed the menu of affordable, seasonal dishes (chicken thigh dumplings, braised oxtail raviolini, smoked fish rillette).

A new project that recently broke ground in Lemon Grove will bring 84 apartments to the city’s downtown area. The three-story complex, called Celsius, is near the Lemon Grove Depot trolley stop and will have a rooftop deck and fitness center. A release from Fident Capital, which financed the project, said Celsius targets “younger professionals and smaller families,” with rents ranging from $1,562 to $1,636 for a one-bedroom, and $1,834 to $1,948 for a two-bedroom unit. The current average rent for a one-bedroom apartment in Lemon Grove is $1,125, and $1,495 for two bedrooms, according to Zumper.

Celsius is part of the city’s Downtown Village revitalization plan, which includes the Main Street Promenade and Citronica affordable housing complex on North Avenue.

Fident Capital is also working with local developer Douglas Wilson Companies on Monterey Place in Chula Vista, a community of 23 homes. Each home will have four or five bedrooms and be priced in the $500,000 range. The development is an urban infill project, making use of land at Oxford Street and Melrose Avenue that was formerly occupied by a church and school, and should be ready by this summer.

“The San Diego housing market is fundamentally undersupplied and greenfield development, for the most part, is a thing of the past,” Kevin Choquette, Fident Capital president, said in a statement. “Places like Chula Vista and Lemon Grove have economic realities which allow outdated uses to redevelop into vibrant new housing stock.”

News Bites

  • Amazon plans to open a brick-and-mortar bookstore in San Diego or La Jolla after testing its first Amazon Books location at an upscale mall in Seattle. Critics consider the online bookseller an “evil empire” since it drove Borders and independently owned bookstores out of business. Gizmodo quipped, “We can’t wait to see Netflix open up laserdisc rental shops next.”

  • “Children’s Park” is now unfortunately a misnomer for the swath of green space on Island Avenue by the convention center. A new report from the San Diego Police Department shows the park is plagued with criminal activity, and downtown residents say they would never bring their kids there. City Councilman Todd Gloria said the problem is in the park’s layout and has called for its redesign.

  • Work is about to start on the Camino Town & Country shopping center in Oceanside to give it a new life. The developer is going to demolish several buildings, and plans to build a large WinCo Foods grocery store.
